Does my backyard qualify?
Most Rhode Island residential lots qualify. We need roughly 13×30 feet of clear space plus standard setbacks (usually 5–10 feet from property lines). RI law now requires municipalities to allow ADUs by right. We confirm everything free at your site assessment.

Do I need HOA approval?
If your property has a homeowners association, HOA approval may be required in addition to municipal permits. We review your HOA documents during the site assessment. Most RI HOAs cannot override state ADU law, but some deed restrictions may apply.

Can my town block the ADU?
No. Rhode Island law (R.I. Gen. Laws § 45-24-73) requires municipalities to permit ADUs by right on residential lots. Towns can set setback and size rules but cannot outright deny you. This law is in effect now.

How do I finance the $140,000?

Your tenant pays electric, water, and propane directly. Your ongoing costs are property taxes on the added value (typically $800–$1,500/yr in RI) and landlord insurance. Most owners cash flow positive from month one.

Rhode Island rental vacancy is under 3% — among the lowest in New England. Most clients have a tenant lined up before CO is even issued. A brand-new, fully appointed 1BR/1BA in a private backyard setting commands premium rent and rents fast.

No. Rhode Island law prohibits short-term rentals (under 30 days) in ADUs. Your unit must be on a standard long-term lease of 30+ days. This is actually an advantage — long-term tenants are more stable and require far less management.

What if my tenant stops paying?
Rhode Island landlord-tenant law fully protects you. Use a standard lease, collect first/last month plus security deposit, and you have full legal remedies including eviction. RI vacancy is under 3% — this is rarely an issue.

We do — every single one. Building, electrical, plumbing, mechanical, zoning compliance. We file everything the day the contract is signed and manage every inspection through Certificate of Occupancy. You make zero calls to the town.

Can you build in winter?
Yes. Light gauge steel framing is not affected by cold weather the way wood framing is. We can pour and set piers in most winter conditions. Interior finish work proceeds regardless of weather. We’ve built year-round in Rhode Island for 24 years.

What does “turnkey” mean exactly?
When we hand you the key, the unit is complete — kitchen installed, bathroom finished, flooring down, HVAC running, lights on, CO in hand. The only things left for you are furnishings and finding a tenant. We don’t hand you a shell.

Yes — significantly. A permitted, CO-issued ADU with rental history is appraised as income-producing real estate. RI multi-family homes command a $75,000–$150,000 premium over comparable single-family homes. Your ADU creates that same dynamic on your existing lot.

Absolutely. Many clients build for an elderly parent, adult child, or in-law. There’s no requirement to rent it out. You can use it as family housing and convert to a rental at any point — the unit is fully permitted and legally habitable either way.
